Q. Why do I need a Home Inspector I have a friend who works in construction?
A. Home Inspectors have gone through extensive training and are aware of local and national codes. Home Inspectors know where the problems are and where to look. South County Property Inspections provides a full written report with photos of our investigation of the property to eliminate a surprise in the future. We can also provide information on potential expenditures you may incur later on such as the life span of the roof or other major items.
Q. I know that I can get an Inspection for cheaper that what you charge?
A. This may be true but you may not get the 35 years of experience that I have in the construction industry. I have heard of these inspectors as well they may not be certified by NACHI (National Certified Home Inspectors) they deal in volume not quality and may not spend the time to ensure the true condition of the property. It is just like anything else you get what you pay for.
Q. What type of things do you look at on a property?
A. We inspect the property from the foundation to the roof and everything in between. This includes plumbing , electrical system, exterior sprinklers, fences and gates, windows, doors, building exterior, roof, sidewalks, patios, decks and covers just to name a few.
Q. Why should I hire South County Property Inspections rather than one of your competitors?
A. I have been in the construction industry for 35 years. I retired from the Contractors State License Board after 29 years of service. I have been teaching construction technology courses at the Community College level for over 20 years. I am a licensed B General Building contractor and I am NACHI Certified.

A. I have an extensive back round in testifying in construction related matters. I am an expert witness that address’s contractor’s license law issues. In my 29 years with the Contractors State License Board I had testified on a regular basis in civil, criminal and administrative matters. After retiring from the license board I have been hired numerous times to testify in court on construction disputes saving my clients thousands of dollars in potential judgments.

A landlord will contact South County Property Inspections and ask us to record the condition of a rental property through photos and a written report. This can be done prior to the tenants moving in or in most cases once the tenant has vacated the rental property. We access the potential damages along with a cost estimate on repairs.
